Bangkok Condo Viewing Checklist: What Buyers Should Check

A practical checklist for viewing a condo in Bangkok, covering layout, condition, building costs and everyday access, plus the checks that need independent professional advice.

A Bangkok condo viewing checklist should cover the actual unit, building management, daily access and the questions that need professional follow-up. Attractive interiors are only one part of the decision. Use the same checklist at each viewing so your comparison reflects how the homes would work for you.

Eight Checks for Your Next Condo Viewing

  1. Confirm which home you are seeing. Record the unit, floor, asking price and viewing date. Establish whether you are visiting the property offered for sale or a show unit, and request the relevant floor plan.

  2. Test the layout against your routine. Check bed clearances, storage, kitchen workspace and a suitable desk position. Consider how residents and guests would move through the home.

  3. Assess daylight, privacy and noise. Look towards neighbouring windows and listen in bedrooms as well as the living area. Note the viewing time; return at another relevant time if these factors matter to you.

  4. Check visible condition. Look for staining, damaged finishes and poorly closing doors. With permission, test accessible taps, air conditioning and included appliances. Ask for explanations rather than assuming the cause of a defect.

  5. Confirm what is included. Request a written inventory of furniture, appliances, fittings and agreed repairs. Photographs alone do not define the sale agreement.

  6. Ask about building operations. Request current common-area charges, planned major works, maintenance information and written parking and pet rules. Identify questions for the building’s management office.

  7. Walk the real access route. Check the entrance, station approach, crossings and vehicle access yourself. A map pin does not describe the whole journey.

  8. Record costs and unresolved questions. Keep property-specific quotes and written answers together. Compare ongoing charges as well as the asking price before narrowing your shortlist.

Before Making a Financial Commitment

A viewing is not a technical inspection or legal review. Use an independent building inspector where appropriate, and ask an independent Thai lawyer to review the proposed purchase before signing or paying a deposit. For international buyers, eligibility and transfer documentation also require attention. The Thai government’s condominium ownership guidance outlines the official process; your lawyer should confirm the requirements for your transaction. This checklist is general guidance, not legal advice.

Frequently Asked Questions

Should I view the actual unit before buying? Where access is possible, doing so lets you assess that home’s condition, orientation and surroundings. A show unit cannot confirm those details for another residence.
Does a viewing replace a professional inspection? No. A viewing helps assess suitability and visible condition. It does not establish structural safety, concealed defects or the property’s legal position.
