The Sukhothai Residences is the established residential tower beside The Sukhothai Bangkok on South Sathorn Road. Developed by HKR International, it contains 196 homes across 41 storeys, including nine penthouses. The developer’s annual report records completion in April 2012, providing a firmer reference than the differing dates found in resale advertisements.

A familiar name with an important distinction

HKRI now identifies the property as The Grace Ivory Condominium and dates the name change to May 2022. Buyers may still encounter the original Sukhothai name in marketing. The two names should therefore be reconciled against the title and management documents for a specific residence, rather than treated as separate developments.

The project was designed by Kerry Hill Architects and Ed Tuttle. Its white grid facade, landscaped grounds and pool setting give it a recognisable architectural relationship with the adjacent hotel. This is a residential condominium, not simply a collection of hotel rooms offered for sale.

A home in the Sathorn district

The location suits buyers whose Bangkok life is centred on Sathorn and who want to compare an established building with newer launches. A viewing should include the approach from the road, the common areas and the actual outlook from the apartment. The generous landscaped setting is part of the project’s character, but light, privacy and surrounding views still vary by residence.

Ask for the current management arrangements, common charges, renovation history and any conditions governing services associated with the neighbouring hotel.
