SCOPE Prasanmitr: What's Next for Sukhumvit 23?

A reported redesign puts SCOPE Prasanmitr back in focus. Explore the Sukhumvit 23 location, the official planning record and what buyers should verify next.

SCOPE Prasanmitr is a planned condominium on Sukhumvit 23 in Bangkok's Asoke area. Reports of a smaller residential scheme make it a project to watch, but the latest layout and launch details still need confirmation.

For buyers, the interesting question is not simply how exclusive the building might become. It is whether its eventual homes, access and ownership costs will suit the way they want to live.

What Is Confirmed About SCOPE Prasanmitr?

Thailand's ONEP environmental assessment register identifies the project as SCOPE PRASARNMITR, on Sukhumvit 23 in Khlong Toei Nuea, Watthana. The record names SC Asset Corporation as the project owner and records an approval notification dated 14 May 2024.

The approval document reviewed for this article describes an earlier scheme with 74 residential units and one commercial unit. It should not be treated as confirmation of a later redesign or a current sales launch.

A Reported Redesign, Not Yet a Final Sales Specification

Embark Estate's August 2026 report describes a revised proposal of 23 storeys and 62 residences, compared with an earlier 24-storey, 74-residence scheme. It also reports a stepped architectural design.

Those revised figures have not been independently confirmed in a newer official filing for this update. They are reported plans, not specifications buyers should rely on in a purchase agreement.

A lower unit count could be attractive to privacy-conscious buyers. However, fewer homes do not automatically mean larger apartments, quieter corridors or better service. The final floor plans, lift arrangements and operating model will tell that story.

Sukhumvit 23: Look Beyond the Address

SCOPE Prasanmitr belongs in a property search focused on Asoke. When comparing homes here, test the actual journey from the entrance to your daily destinations rather than relying on the neighbourhood name.

Walk the route you would use, assess vehicle access at your normal travel times, and consider each unit's orientation and neighbouring buildings. A street address cannot establish a particular apartment's daylight, privacy or noise levels.

What Buyers Should Request Next

Before treating SCOPE Prasanmitr as a purchase option, request:

  • The latest approved plans and current development timetable.

  • Unit-specific layouts, usable space and written specifications.

  • Current pricing, payment terms and confirmed sale availability.

  • Tenure, parking allocation, common fees and service inclusions.

Current launch pricing, final layouts and a completion timetable were not independently verified in the sources reviewed on 27 September 2026. Older promotional figures should not be presented as today's offer.

Buyers who need a home sooner can also explore SCOPE Langsuan and SCOPE Thonglor. Our SCOPE Collection comparison explains their different residential formats. Availability and terms still require confirmation for each home.

Frequently Asked Questions

Is SCOPE Prasanmitr the same as SCOPE Prasarnmitr?

The Sukhumvit 23 project is discussed under both spellings. The official ONEP register uses SCOPE PRASARNMITR.

Does the reported redesign guarantee larger homes?

No. A reduced unit count alone does not establish apartment sizes. Buyers need the revised floor plans and confirmed unit mix before making that comparison.
